Marketing Your Home!

Marketing Your Home!

I am here to talk about something near and dear to anyone who’s thinking of selling their

home and that is promotion. But a lot of people may be looking at this

saying. Promotion what the heck are you talking about, right? So, why don’t I give you

a nice clear definition of promotion and then we’ll dive into how that affects

everybody.

Well, promotion is one of the very important parts to our home selling process, right? So there is the old way of selling real estate, which you refer to as the old three Pʼs.

That’s right, that’s where we would put a sign in the yard. We put the home in the MLS, and then pray that it sells. Now we operate under the new 3 Pʼs here and that’s where we really work around preparation, pricing and now promotion.

Well, here’s an important thing for you to know. That most people out in the marketplace, most real estate agents and brokerages are still working the old way. In fact, what we’ve done is we’ve taken a very aggressive approach to meeting the customer. Where they’re at and that’s online, according to a study by the National Association of Realtors, 9 out of 10 homeowners are going to use the Internet as part of their search. Well, that’s right! And if we don’t have a really strong go to market plan to meet the buyers where they are, we’re missing out, right? Because if it’s not on Google, it doesn’t exist, right?

In our go to market plan, we’re going to do all of the traditional things like putting a sign in the yard and putting in the, but that’s just the starting point from that point. What we’re gonna do is we’re gonna build out an online presence for your home. And then we’re gonna go out to all of the popular destinations and not just post your property, but actually invest in a budget to bring online traffic to your homes, online presence and using that strategy.

What we can do is that we can get people going from online to offline, meaning that they’re gonna view the home online and they’re gonna view the home in person. Because again, according to National Association Realtors, other people who viewed the property online and purchase it was 76%. They viewed the home online and they drove by or they went to tour the home. So with that , let’s talk a little bit more specifically about online promotion. And sure, I’m always a little worried of getting people scared with just how technical we can get, but I think it’s worthwhile for you to understand. It’s more than just clicking. You know, put this in the MLS or putting it in the multiple listing service or click. I want this to go onto Zillow or Realtor.com and there are a lot of mechanics I’ll just share with you a few. Just so you know that, alright, there’s more to this than what I might have considered before, right? So one of the things that we have to work on is to make sure that our online presence has been optimized for Google. Meaning itʼs Search engine optimized, right? That’s the term that we use. So not only do we want to make sure that your home can be found on Google, we also wanna go out and start reaching out to customers who are in the market. And this is where we’re going to use tools like Facebook. Advertising system, like Google’s advertising system, to go out and say who is in the market right now to purchase a home and then bring them to your homes online presence. What we can ensure is that, that way literally thousands of people are going to get exposed to your home that otherwise would have not seen it.
