Offer Has Been Accepted. What’s Next?

So your offer has been accepted. So now what’s the next step?

Once your offer has been accepted, it’s time to open up escrow. They will work with the title company, which can also be your escrow company, to make sure the property has clear title, meaning that there’s no outstanding liens on the home and also that the home is actually owned by the seller and can be sold to you.

If you’re securing a loan with the property, it’s imperative that you are in regular communication with your lender so that you can secure your financing. In regards to the appraisal on the property, the goal is for the appraisal to come in at the value that we’re in contract for. If it doesn’t, depending on what we can negotiate in the contract, you may need to go back and renegotiate the price with the seller.

Once the home is appraised on what we are in contract for and your loan is secure, you’re one step closer to home ownership. We’re also going to order inspections for the property, typically at least, a termite inspection, a roof inspection, and a professional home inspection. Once all the inspections are done, we will meet to review all the reports, along with the disclosures from the seller. This is when we would discuss all the documentation and decide if any items in the home needed to be repaired or we need to request any credits from the seller or any repairs from the seller.
