How do I know what my home Is worth? How do you determine what you should actually sell your home for?

Here are just a few things to consider when purchasing in the Vegas Valley area: Size, condition, location, marketing and negotiating all of these things have a huge effect on the price. You need to make sure that you are comparing the size, just like an appraiser would. In most cases, there isn’t much of inventory and an appraiser likes to go anywhere from around 200 to 400 square feet difference, both higher or lower to use as a comparable to determining the price of a home. If there isn’t enough inventory, they will actually have to make adjustments in their evaluation of what the home is worth based upon the difference in the size.

About condition, when pricing, you have to look at things like how upgraded is the home, how modern is it? What is the landscaping like? Are you in a great location close to freeways and shopping? How does your home compared to others? Are there nuisances like power poles, heavy traffic, or anything else that could be considered undesirable to the buyer to learn much more about your home? And how important marketing is?

Remember, when pricing it’s natural to feel like your home is worth more than everyone else’s because we have an emotional attachment to it. It’s just normal, but you’ve got to look at all the variables because underpricing your home will cause you to lose money and so will overpricing your home.
