Should you take the first offer that comes in?

You shouldn’t! I just shake my head when I hear the seller say that they sold their house in just one day. If you take the very first offer, you’re not allowing time for the home to be exposed to everyone. The goals for your home is to be seen by the masses and then to make sure that you’re getting the highest price and the best terms for your home. If there’s a home that’s highly desirable where it’s a type of home that is in high demand, you’ll have multiple offers, which typically equates to the home selling for more money and for the best terms for you as a seller. So don’t just take the very first offer that comes in. Make sure that your home is properly marketed and exposed to ensure that you get the maximum return on your investment. But right now with what’s happening in the economy, this might not be the case because there’s less buyers that could actually qualify. You want to also think about things as far as what type of job they have, and is it the type of job that it’s going to be secure so that you will stay in escrow and you know they will not be laid off?

So what do you do? You work with a qualified team who has a lot of experience in selling and knows what’s happening and has a pulse on the market because they’re doing so many transactions.
