  1. Make sure you’ve offered a competitive price on the home. If there are multiple offers and you’re able to remove the appraisal or loan contingency, then do so. So make sure that you know the risks that are associated with doing that.
  1. Put down a larger, earnest money deposit if possible. It shows that you’re serious. It also shows that you have money and are more likely qualified to actually purchase them. Be sure not to remove your loan or appraisal contingency until you’re absolutely certain that you are fully approved to purchase the home and that the under writer has given a full approval, otherwise, you could stand to lose your initial deposit.
  1. Let the seller know that you have not written any offers on any other properties and that you verified the taxes and taking them into consideration into your payment. Let them know that you’re going to be as reasonable as possible in regarding the repairs and request once you go into escrow. Write them a personal letter identifying specific things in the home that you love, and include like a family picture of yourself. All this helps, especially if the seller has an emotional attachment to the home.
